Personal Insurance

Coverage for everything the master policy leaves to you.

Your association insures the building. Where their responsibility stops and yours begins is written into the bylaws, and almost nobody reads them until there is a claim.

The Basics

The gap depends on your association’s bylaws.

Master policies come in different forms. A bare walls policy covers only the structure, leaving you responsible for drywall, flooring, cabinets and fixtures. An all-in policy covers original finishes but not your upgrades. The difference between those two is tens of thousands of dollars in a claim.

Bring us your association’s declarations and we will read them, then write your unit policy to cover exactly what falls to you.

  • Interior structure and improvements you are responsible for
  • Personal property inside the unit
  • Personal liability and medical payments
  • Loss assessment when the association bills owners

Ask Your Association

  • • Is the master policy bare walls or all-in?
  • • What is the master policy deductible?
  • • Can owners be assessed after a large loss?
  • • Are upgrades and improvements covered?

Common Questions

Condo Insurance FAQs

What is loss assessment coverage?
If the association suffers a loss beyond its policy limits or has a large deductible, it can bill every owner for a share. Loss assessment coverage pays your portion, and the limits available are usually higher than people assume they need.
Do I need to cover my upgrades?
Almost always yes. Most master policies cover original construction only, so the new flooring and countertops you installed are yours to insure.
What if water from my unit damages my neighbor’s?
Your personal liability coverage responds if you are responsible. This is one of the most common condo claims, and it is a good reason not to carry minimum liability limits.
Does the master policy deductible affect me?
It can. Some associations pass their deductible to the owner whose unit was the source of the loss. Check the bylaws, because those deductibles have risen sharply.
